The Frank Lloyd Wright-Joseph Eichler connection

According to a fascinating article by Colin Flavin that appeared recently on Houzz, there is a strong connection between the designs of Frank Lloyd Wright and the Eichler-built homes that are so revered by mid-century enthusiasts.

In 1943 Joseph Eichler, then working in the family egg and butter business, rented one of Wright's Usonian homes in the San Francisco suburb of Hillsborough.

"Usonian" is a term Wright coined for the series of homes he designed in the 1930s at the height of the Depression. They were built to be economical, custom homes for the middle class, and they were typically single-story dwellings which had no attics, no basements, no garages and little ornamentation.

Eichler loved the Bazett House, but he and his family stayed there for only two years, as it was sold to Louis and Betty Frank. However, the time Eichler spent in the FLW home had a profound influence on his life. He left the family business and in 1949 founded Eichler Homes Co. Over the next 20 years, his company built more than 11,000 houses, and those still standing are in great demand for their iconic mid-century design.

Wright's influences on Eichler's homes include floor-to-ceiling glass which provided openness to nature, street walls containing almost no windows, radiant floor heating, and carports.

Eichler innovations included post-and-beam construction, glazed gables, central courtyards, and open kitchens incorporated into multipurpose rooms.

Eichler for sale in Walnut Creek, CA

My last post was about a Dallas teardown.  After sad news, it's nice to feature a home that has been lovingly maintained and will be appreciated for years to come. This beautiful Eichler home was designed by architect Claude Oakland and built in 1969. The colorful double doors enter into the huge atrium of this 2,435 square foot structure, which features 4 bedrooms and 2 1/2 baths. Updates are tasteful and period-appropriate, making this home very desirable.

Whoever buys this property will own a little piece of Utopia.

Another Eichler home has been listed in the Rancho San Miguel neighborhood of Walnut Creek, California. Another great Eichler home just hit the market. The 3 bedroom/2 bath home, which was built in 1956, is located in Walnut Creek, California, and it's a stunner. The house is 1543 square feet, and, as you would expect from an Eichler, it has beautiful walls of glass and great landscaping. The property is listed at $830,000.

Hmmmm...which one would I choose?

Let's compare two recent Eichler listings. First, here's one in Oakland, California, for $765,000. Built in 1965, the home has 2121 sf...5 bedrooms and 2 bathrooms. It boasts original lighting and working radiant heat. I'll let the photos speak for themselves.








Then there's this home, located in San Rafael, California, approximate 20 miles away. Built in 1962, the home has 1942 square feet, smaller than the first home but, like the other home, has 5 bedrooms and 2 bathrooms. It is listed at $775,000 ($10K more than the first home.) Did I mention that it's cash only? The listing says, "...anyone looking to get a loan on this need not apply. Major fixer with roof, electrical, water intrusion issues etc. Basically it should be brought down to the studs."






Wow, that's extremely interesting! It's just a guess, since I'm a Texan and am not familiar with the two cities, but I'd say "Location, location, location" is strongly at play here.

Eichler for sale in Concord, CA

Another Eichler has just hit the market, this time in Concord, California. The 4 bedroom/2 bathroom home has 1530 square feet and was built in 1965. It appears to be in excellent condition and is listed at $530,000. The only downside I can see is that it has no air conditioning, but I realize my perspective is colored by living in Texas. That would definitely be an issue here, but it may not be in an area where maximum temperatures rarely exceed the upper 80s.
